What the BC real estate exam actually is
To trade real estate in British Columbia you must complete the Real Estate Trading Services Licensing Course through UBC Sauder's Real Estate Division, then pass its licensing examination. The exam is:
- 100 multiple-choice questions
- 3 hours long
- 70% (70/100) required to pass
- Closed book, with an approved financial calculator (the HP 10bII+)
You must finish the course assignments within one year of registering, and pass the exam within two years. Fail twice and you're re-enrolling in the whole course, so it pays to be genuinely ready the first time.
How hard is it?
UBC doesn't publish official pass rates, and you should be skeptical of any prep company quoting one. What we can say from experience: the exam's difficulty comes from volume (a manual running to hundreds of pages across 26 chapters) and math (mortgage finance questions that require fluent calculator work under time pressure). Students who fail usually fail for one of three reasons:
- They read the manual passively instead of practising retrieval.
- They avoided the mortgage math until the final week.
- They never simulated real exam conditions before exam day.
What's on the exam
The syllabus spans law (contracts, agency, torts, land title), practice (listings, contracts of purchase and sale, strata), finance (mortgage law and math, lending), valuation (two appraisal chapters), and regulation (zoning, tax, ethics). Math-heavy questions typically make up a meaningful chunk of the paper, enough that skipping them caps your maximum score dangerously close to the pass line.
The study plan that works
- Study in chapters, test in chapters. Finish each chapter with a quiz before moving on. Passive re-reading is the lowest-yield study method ever measured.
- Start calculator work in week one. Ten minutes of HP 10bII+ drills daily beats a panicked weekend at the end.
- Take full 100-question mocks. At least three, timed, before your real sitting. Your mock average is the single best predictor of your result.
- Review what you miss. Every wrong answer goes back into rotation until you get it right twice.
